Between the freezing temperatures and the snow fall within the past few weeks, some commercial businesses are beginning to worry about their fire sprinklers. Like the pipes to your sink, fire sprinklers run the risk of freezing during these cold winter months. While spring may be right around the corner, there is still plenty of time for winter weather and the chance of frozen fire sprinklers. Frozen fire sprinklers will be of no help to building occupants should a commercial fire occur, so it is imperative that building owners take proper precautions to prevent frozen fire sprinklers. Here are some tips on preventing frozen fire sprinklers in your commercial building.

  • Proper heating should be used throughout the building to prevent pipes and sprinklers from freezing. If the building is only using space heaters as a source of heat, an adequate amount of heat will fail to reach the pipes.
  • Determine if your fire sprinklers ever experience outside temperatures. If they do, be sure to provide insulation to prevent freezing.
  • Never use fuel burning heaters to prevent froze fire sprinklers because of the Carbon Monoxide risk. Instead, simply raise the temperature of your HVAC system to ensure enough heat is being transferred to prevent freezing.
  • Check your building to see if there are gaps in the insulation or foundation of your building. These gaps could allow cold temperatures to reach your pipes and sprinkler systems to cause freezing.
  • If you find that your fire sprinklers have become frozen, never use an open flame to thaw them. An open flame could not only damage the sprinklers, but lead to a commercial fire as well.
